Apprentice Home Inspector

An Apprentice Home Inspector in Texas is an entry-level licensed position under the Texas Real Estate Commission (TREC) that requires direct, on-site supervision by a Professional Real Estate Inspector. Apprentices assist with property inspections, learn to identify defects in structural and mechanical systems and prepare inspection reports. An apprenticeship is the first step in the Texas home inspector licensing ladder. The role is designed to gain hands-on experience while training to possibly become a Real Estate Inspector.
Key Job Duties and Responsibilities
- Assisted Inspections: Perform on-site residential inspections under the direct supervision of a licensed Professional Inspector.
- System Evaluation: Learn to inspect and identify defects in home systems, including structural (walls, ceilings, floors, doors, windows, fireplaces and stairways), appliances and sprinkler systems.
- Reporting: Assist in preparing detailed, compliant inspection reports using TREC-promulgated forms using a cloud based inspector report while using an IPAD tablet.
- Customer Communication: Learn to interact professionally with clients and real estate agents to explain findings.
- Compliance: Maintain compliance with 22 TAC § 535.220 (Professional Conduct and Ethics) and local building codes.
- Professional Development: Attend inspections, complete training, and gain experience required to elevate to a Real Estate Inspector license within one year.
- Licensed. Must obtain an Apprentice Inspector license from TREC, which includes fingerprinting and a background check.
- Sponsorship: Must be sponsored by a licensed Professional Real Estate Inspector.
- Skills: Strong attention to detail, analytical skills, and ability to communicate findings clearly.
- Physical Requirements: Ability to access tight spaces (attics, crawlspaces) and work in varying weather conditions.
- Transportation Requirements: Must have reliable transportation. Position will be driving to inspections throughout the DFW area on a daily basis.
- 8 to 12 inspections per week on average
- Flat pay rate per inspection
- Weekly travel allowance
- Must be willing to work some Saturday's
- Must be at least 18 years of age with a valid driver license and high school diploma
